Whether you’re hoping for luxurious marble in the bathroom or detailed wainscoting in your dining space, your ideas can easily come to life with a new construction home.
Preparing for Your Appointment
After you’ve finalized your floorplan in the plan review appointment, you will be given a set of preview packets of design offerings that you can request pricing on before your time in the design studio. These packets will include some of the more costly selections like cabinets and flooring levels. It is recommended that you view your inspiration photos alongside your preview packet to gain a better understanding of what selections you would like to see in your new home.
Our design consultants encourage you to send inspiration pictures ahead of time so they can also prepare for the appointment in the design studio. This will allow the consultants time to create color combinations to match your desires. During your design appointment, you will be able to evaluate which selections will have the most impact with the help of a professional.
Determine a Budget
Because you will be armed with our pricing offerings ahead of time, this is an excellent opportunity to set your budget.
We recommend that you determine your “must-haves” and your “nice-to-haves” ahead of your design appointment. Determine the features that you can’t live without, which may be a large soaking tub or modern quartz countertops. And then determine the features you would like to see, if there’s room in the budget, like an outdoor summer kitchen or a pool.
Deciding on these components ahead of time will help your appointment run smoothly.

Your Design Studio Appointment
Now that you’ve spent hours on Pinterest, made your must-have list and reviewed pricing, the time has finally arrived to visit the design studio.
Most buyers receive 6 hours of Personal Design Time with a design consultant but this can vary by neighborhood. Many buyers experience “selection fatigue” after a few hours of decision making so we often split up the design time into two or three shorter visits. The downtime between appointments also allows buyers the time to evaluate the different options and feel comfortable and confident about their choices.
The first visit typically focuses on the exterior of the home, kitchen options, and common flooring. The second visit will cover the bathrooms, laundry room, interior paint, and any other areas we need selections for, like wet/dry bars, fireplaces, and built-ins.
After the visit(s) to the design studio, the design consultant will create tile details and order paint swatches so the buyers are able to touch and feel their selections.
